Everyone’s least favorite part of remodeling; the remodel budget! Although, an unavoidably necessary topic. We can come up with a dream and even have everything picked out… But, if you can’t afford it, you are stuck forever dreaming.

 

I want you to have your dream! So let’s get down to the brass tacks on figuring out your budget.

 

Step 1- Get a clear picture of what you want

 

It is hard to know what things will cost until you know what you want! Start making up a list. This doesn’t have to be every little detail but the big things. Here is a quick list to get you started.

 

Designer and/or Architect

Cabinetry

Countertops

Appliances

Plumbing

Flooring

Contractor/labor

Structural work

 

Step 2- Start putting some prices down

 

Even if they are just guesses start putting some numbers next to the items on your list above. This may sound strange if you don’t know the right numbers to put but we will work on refining them. This is our first stab at establishing a budget. What I find is most people just have not added things up. So add up all your guesstimates and look at where you are.

 

Step 3- Call in the professionals

 

A good professional can often save you time and money in the long run. Making the right decisions the first time saves you time and money! Whether it is a couple hours of design consultation or a more hands-on service, a good designer and or contractor can get you and keep you on track.   Also, we can start helping you refine your guesstimates above. Remember, these professionals do this every day. They can tell you if you are in the right range.

 

Step 4- Total your numbers

 

Start totaling up your numbers so you can get yourself a solid ballpark number. I highly recommend you take that ballpark number and add 10-15% for unforeseen costs. This can be anything from extra materials needed to fixing “monsters in the walls”. These unforeseen boogie men that quickly swallow up your hard earned dollars can include; electrical fires, wiring or plumbing that is not to code, rot, mold, mildew, etc. I would rather you set this money aside and not need to spend it than get half way done and realize you are going to be short.
